Our efforts to sell your home go far beyond an ad in the paper and a sign in the yard, although these also get our full attention to detail.  Below are a few basic services we proudly provide our clients.

Home Consultation Services Today's challenging market requires more upfront planning and strategic pricing than ever before to get you where you want to be on time.  Donnel provides her clients with detailed home consultation services including a thorough home check-up, an organized "work-out" plan to get your home in shape, and if needed, coordination of touch-ups, repairs, and staging. 

During this consultation Donnel will also discuss how to reduce Seller risk and liability while successfully limiting Buyer leverage and negotiating power by using disclosures, pre-inspections, appraisals, and home warranties.  All add value to your home and help maintain the integrity of your asking price.

Pricing. As a professional, Donnel keeps close tabs on this ever changing market.  Specifically, she uses statistics called "absorption rates" that help determine the months of inventory on the market at any given time.  By calculating the absorption rate for a particular price range, she can tell you how many months--on average--homes in that price range will stay on the market and where to price your home to be the most competitive. 

In addition to the absorption rate, Donnel will provide you the most up-to-date comparative market analysis using the Multiple Listing Service.  She will also provide you with a private "home tour"  of your competition if you so desire and discuss the latest external economic factors affecting home values and sales in your area.  Finally, she will hold a factual consultation to help you arrive at your asking price.

 
High Quality Digital Photographs.  Research shows that advertising with multiple pictures sells homes.  Donnel uses professional photographers to take dozens of quality pictures both inside and outside her client's homes. The marketing team then chooses the photos that show your home in its best light and produces high quality marketing materials including on-line photo galleries, slide shows, virtual tours, YouTube videos, postcards and flyers.

 
Voice Pad.  Donnel will place a Voice Pad rider on your sign with a special "call-in" number and code, giving anyone passing by immediate information (in English or Spanish) on your home without leaving their car.  When a caller inquires on your home, Donnel receives instant notification of their interest including their phone number and name (where available).  This gives her the opportunity to contact the potential buyer of your home and leverage the power of 150 million cell phone users.

Property Website. Donnel will create a single property website with a URL specific to your home address and place this on the rider and all her marketing materials. This website will include multiple property photos, virtual tours & slide shows, property and community information, school information, uploaded documents (such as disclosures, surveys, etc).  This website is also a mobile website with text messaging services, so buyers will have instant information and pictures of your home 24/7 from anywhere in the world via their mobile phone.

Widespread Internet Exposure.  A strong internet presence is increasingly important to the sale of your home.  Donnel will make certain that your home is assessable to potential buyers looking for homes matching your property's profile on the internet. 

Your home will be featured on the Multiple Listing Service (MLS) with the maximum number of high-quality, digital photographs, property disclosures/information, and descriptive text allowed--all designed to heighten your home's best features and capture the attention of other agents.  This site targets over 6000 agents in the Greater Nashville area. 

Donnel will maximize the exposure of your home through a subscription service that allows her to "enhance"  her listings on Realtor.com and receive 1St Page Placement--making your home stand apart from the competition.  A yellow banner with a catchy title will appear across the top of your home, along with 25 professional photographs, detailed descriptions and virtual tours and slide shows.  

In addition to Realtor.com, your home will be showcased on over 25 additional websites, including Trulia.com, Zillow.com, Craigs List, Google, ColdwellBanker.com, ColdwellBankerBarnes.com, and TheMilamGroup.com .   

 Just Listed Nashville Television CoverageDonnel will feature your property for 5 days on Coldwell Banker Barnes exclusive television show Just Listed Nashville (Comcast 49).  She will also add the narrated tour to ColdwellBankerBarnes.com and send links via email to interested buyers.

Home Book.  Donnel will provide an informational notebook containing most things a buyer will want to know about your property, including up-to-date disclosures, school information, pre-inspection reports, utilities, tax information, plats/surveys, seasonal pictures if available and more.  This information will give buyers the confidence needed to write a serious offer.  An electronic version of your home book will also be prepared to email interested buyers on a moments notice.

Broker-to-Broker Networking. In addition to professional email promotions, Donnel will research and contact the Top 100 Buyers Brokers in your area to notify them about your home.  Spreading the word and calling attention to your property is key, and she will work to keep your property on the top local Realtors' minds.  

e-Flyers. All Realtors in your area will receive monthly e-flyers about your property and be kept up-to-date on any changes.  These flyers are designed to stand out among the competition.  They also allow other Realtors to forward them to potential buyers and include multiple photos and links to your property website and virtual tours.

Broker Open or Public House.  Depending on your area and rate of response, Donnel will hold either a Broker's Open House allowing area Brokers to preview your home or a Public Open House. 

Take Aways.  In addition to the table display, you will be provided "take aways" for potential buyers who tour your home.  Among these take aways will be 4-color professional brochures including special features of your home and community.  These brochures will keep your property in the forefront of the buyers minds when touring several properties in a single day.

Weekly Contact.   Donnel will contact you weekly to give you up-to-date information on the marketing of your home and answer any questions you might have.  She will also provide you copies of all print ads, showing feedback, as well as links to websites where you home is being profiled.

Showing Feedback.  Donnel will keep records of all agents and buyers who see your property and will follow up with each of them for additional feedback.  You will receive a weekly report.

Updated Market Reports.  Every 30 days Donnel will provide you an updated report of the market activity in your area. She will also link you to an automated update system that will keep you informed of the status of other homes in your area (new listings, pendeds, solds, etc). 

Property Research.  Donnel will do her homework to minimize surprises down the road.  She will visit the city/city planning offices and  title companies to obtain accurate information about your property. She will collect copies of permits, septic approvals, well records, tax records, aerial and topographical maps (where available) and anything else that might be of interest to a buyer.  She will help reconcile issues in advance when possible and will consult with you about any questionable findings that might cause trouble if not rectified.  If needed, she will seek legal guidance so that you are protected. 

Estimated Sellers Net.  So you can best determine your negotiated outcome, Donnel will provide you with an estimated seller's net sheet.
